The Gateway Projects Tracker
The public record of named higher-risk building projects moving through the Building Safety Act gateways: who has been approved at Gateway 2, who is still in the process, how long decisions actually took, and, as the first movers reach it, who has been handed over through Gateway 3. Compiled from trade press reporting and verified before publication.

Gateway 3: handed over
By early September 2025 the BSR had received only 16 new-build Gateway 3 applications and issued 9 completion certificates, and almost none of those schemes have been named publicly. As the 2025-26 approval wave completes on site through 2026-27, the first named handovers will be tracked here. If you have one to report, tell us.
How this tracker works
Rows are compiled from named reporting in the construction trade press, including Construction Enquirer, Building, Place North West and Green Street News, and from developer and contractor announcements. The BSR publishes aggregate decision statistics but does not name projects, so a public list only exists where the industry reports it. Every row carries the publication it came from and the date we verified it. Blank cells mean the detail was not published, not that it does not exist. See the live aggregate numbers on the Gateway 2 timescales page, and what the completion stage demands on the Gateway 3 hub.
Data verified 14 July 2026 against the publications listed per row. Corrections welcome via the contact page. This page is information, not legal advice.
